What costs are included here?

Stamp duty, LMI (if applicable), and government land title registration fees (for the Transfer and the Mortgage) — all calculated from published state and lender rates, so they're close to exact. Conveyancing/legal fees and the building & pest inspection are shown as typical Australia-wide estimates, since the real cost varies by firm and property — we'll give you an exact figure on a call. Not included: council/water rate adjustments at settlement and any loan application fee your lender charges (many are negotiable or waived — ask us).

Does it all need to be cash, or can some be added to the loan?

LMI can usually be added to ("capitalised into") your loan amount rather than paid upfront. Stamp duty generally can't — most lenders require it paid at or before settlement from your own funds. This is exactly the kind of structuring question worth a call before you commit to a purchase price.

Are the conveyancing and inspection figures accurate for my situation?

They're typical estimates ($1,200 for conveyancing/legal, $500 for a building & pest inspection on an established home), not a quote — actual conveyancing fees range roughly $800–$2,500 depending on the firm and property complexity, more for a commercial or investment purchase. We can point you to conveyancers we trust and get you a real number once you're ready.
